Director of Design & Construction

We Search People are working in partnership with our client to search & identify a Director of Design & Construction. This position is responsible for the management and oversight of the Design, Preconstruction, and Construction processes for new communities. The Director of Design and Construction manages the applicable internal resources as well as third party vendor base. The DDC is responsible for several key performance indicators including cost, Quality and Schedule of horizontal and vertical construction for each community.

Duties & Responsibilities

• Coordinate internal resources and vendors for the execution of civil work and vertical construction
• Manage resource allocation to ensure completion of all communities across the portfolio to minimize downtime, ensure quality and control costs
• Review project scopes and change orders – communicate with Acquisitions Team and SVP of Construction
• Ensure scoped work follows company Build Standards and Quality Standards
• Monitor and track the progress of all construction projects
• Manage and communicate changes to the project scope, project schedule and project costs
• Issue weekly and monthly reporting
• Ensure all projects are compliant with local, state and federal building and safety regulations
• Responsible for hiring and training of PM positions
• Oversee training of associates on process/procedures and implementation of corporate initiatives. Identify training opportunities/needs
• Accurately track and report all work
• Maintain comprehensive project documentation
• Meet budgetary objectives and adjust project constraints based on financial analysis

Requirements & Qualifications

• Knowledge of local construction techniques, practices, regulations, and pricing
• Construction Project Management processes and procedures
• Planning and Forecasting
• Cost Management
• Extensive knowledge of Construction/Renovations Techniques/Processes, Plumbing, Electrical, HVAC, Flooring, Appliances, Landscaping and Irrigation Systems as they relate to residential homes
• Mastery of general IBC building codes
